How to ask your landlord for a rent cut
New year revolutions...... replied to James Baggott's topic in General Dealer Chat
Absolutely This is why it's better to ask now rather then down the line as it is keeping everyone in the picture and you are asking for help not asking for something for nothing I like the phrase ...we are all in this together..... Apart from that Branson of course -

Sold a young lady 6/7 years ago a car,she came with her dad because all dealers are bad, anyway she bought it and never saw her for 3 years when she again turned up with her dad and wanted a newer car,I supplied her and off she went come xmas I got chocolates and a card and this has continued ever since,I've seen her twice during this period, once for a broke mirror once for a faulty drl,I dont get any servicing work or any mot work as she has her own local man,got invited to her wedding last year too, she recommends me to everyone she knows and so does her dad,her new man does a lot for his local church and I've even picked a sale up there from a congregation member moral of the story, treat people how you like to be treat yourself and you always get paid back in abundance Sure theres loads more A 76 year old customer phoned me this morning,I have supplied him cars for 25 years now,he was surprised I was shut,so the daily messages really aren't getting through to everyone about staying home -

You guys You are not looking at the long term picture you really aren't I'm closed, been told to by the govt told its 3 weeks I said in feb this situation was getting worse but was dismissed as a doom monger even though I have been given good in depth advice by people in positions of trust We Are NOT going back to work soon so you have to take a pragmatic look into the future I've got plant going rusty I've got vehicles storing up problems in modules because of un usage I've got batteries to fail I've got overheads at work and at home I've had and got security issues at work with vandals thieves and others and so far even though they have been logged on 101 I have had nothing from the police, zilch nothing This is week 2 only starting on week 3 We are looking if we are lucky at a small july start, the worst time in the calendar for motor traders My insurance is ticking away unused but fully paid for just 4 weeks ago Why should I not now be looking for help from all my suppliers including my landlord for some help however small Trust me my letter has gone I want to open my business with the minimum of debt Thanks for reading -

Too many Ltd's using it as a screen to not pay taxes and as a way to deny decent honest people who trust them supply them goods only to find they liquidated friday morning and bought the assets back first thing Saturday morning but no debt Disgraceful Its like buying stolen goods in no one did it there would be no thieves So if asd123 restarts as asd1234 if nobody gave then credit they might change their ways Bring on a govt clamp down ive never felt the need to go ltd

For those of you in the trade you will recognise peak time sat 11.30am as the time the real customers turn up to kick some tyres fold some arms and make decisions Well my place is on a very major A road and if you need some milk you take your life in your pointy shoes to dare cross it to get some Well as I've mentioned before I have wired up some microphones outside my gaff connected to my cctv system so I can sit at home and hear anyone or anything If you listen to the attached 30sec audio recording very very carefully theres nothing but the Twitter of a bird Last time it was this quiet was saturday 6th September 1997 some of you were probably not even born then Message ends.......................... 20200324_212356.m4a

Free rent from my landlord
New year revolutions...... replied to Grantlfc81's topic in General Dealer Chat
Good morning I wasnt having a go at you whatsoever I was pointing out that landlords like farmers are rarely if ever altruistic If we go back in time all units attracted rates irrespective of size then about 10 years ago if under a certain size they enjoyed free rates however if they became empty the landlord became liable, this wasnt a problem with small units as just like in cars theres a bum for every unit, however its often the case these tenants have bright ideas but really should have kept to the day job because they fail leave loads of crap behind and didn't pay their rates Bigger units ie ones where the rates were over I think £12500 a year before taper relief came out are always difficult to let because of their physical size so what some landlords did after the 08 crash was to let them on a peppercorn rent but tenant paid the large rates billmthis works fine till tenant struggles again So landlords resorted to 2 things, one was to RIP the buildings down without planning consent,RIP the roofs off or worse arson them Some started up shell ltd companies and named them as tenants to claim small business relief,do the math Another consideration is sub letting a large say mill into easy in easy out units,it would be impossible to keep track of these for rates so the landlord will pay the yearly bill of say £25,000 and then split this between all units plus a bit for those that would be empty during the year at any time I might have some of this wrong I am not a landlord but certainly if I were I would be abreast of the current legislation at any time, for instance buildings on farm land were and I believe still are a special case Thank you for reading Please read my post below and we are not talking support for retail hospitality and leisure, well I'm not -

Let's say you work from a 2000 square foot unit Theres 10 0f them The landlord to stop tenants defaulting on rates as they often do sets up 10 ltd companies filed accounts and thus is exempt from business rates? -

That's an interesting one Is it because the landlord has had rogue tenants in the past? -
