    I'll probably get shot down for it but DO YOUR OWN HPI CHECK. As in, the proper £20 job, not the £10 basic check, nor any other companies offering a similar thing but cheaper. In addition to the actual check, there's a guarantee that if the check doesn't reveal an anomoly (for example, log book finance owing which doesn't show up) they'll cover your loss. It will appear poor value for money on a cheap car - but these are the ones most likely to have something to find. And for an expensive car, you have more to lose. Also - might sound counterintuitive - don't dismiss a car with a "high" Auto Trader price marker. The reason is, dealers know how much their car is worth and with the internet age, it is very rare to find a dealer just adding a bit onto their cars in a hope. The high price marker will be for a reason, for example it has certain desirable (but not picked up by the price marker) options or colour; or its simply a great car which has led a trouble-free life. Obviously, its a handy feature for buyers but understand why it is what it is. This also applies to cars with a "low" marker - in the new normal of mostly doing the transaction online, it could very well be that the condition/bodywork is generally poor (it is very difficult to accurately gauge bodywork/paintwork condition over the internet, and very easy to choose not to photograph imperfections!)

    Just in case you don’t know.When you get the keys take a lot of photos of the premises to avoid getting stitched up on delapidations rules by your landlord should you move out.

    Thanks for the advice, all in hand.. it is a full repair lease but not planning any changes. Got a good deal on the rent and squeezed 3 month rent free period out of them. Looking into a new business grant but our local council are skint. No rates to pay as its considered a deprived area. As my back ground is security systems I'll be giving it my best. All our advertising is on line visits to the unit will be by appointment and there will not be much signage. Where this is you really dont want passing trade lol. Thanks for all the help. I like it here

    Not sure how reliable, accurate, cap will be at the present time.....who knows where the market is heading! If you intend to sell similar stock all the time you will soon get a good feeling on what the market prices are, rather than just using cap.

    be sure to take a very good video and stills of all aspects of your unit unless it's a full upkeep by the landlord lease (highly unlikely) also make a copy of the leasehold agreement and cloud it so you have it forever I've no idea what kind of unit you are renting but normally once you move in responsibility moves to you so make sure of things like roof leaks responsibility for electricity etc finally let the council know as soon as you move in because I know one girlz lost £10,0000 grant money because of this theres been a spate of burglaries where my business is,its all small time but none of it helps make sure you put your worst car up to the shutter door every night so they cant prise it open by backing into it any more help we will all help you good luck

    well I'm not being negative if you read what I've put we are heading for a slump,its reconned 10% of under 30,s might be unemployed next year just like spain,so if you take the bigger picture these people will be at home and draining the family purse, house prices aren't going to rise, ppi is spent and here's the big one negative equity at the bank of england,look it up then consider whether borrowing money to follow a dream in a diminishing market is a good idea I tell you what I would do,if I wanted the money I would take it and bank it and see what the world looks like 6 to10 months from now in the meantime if one of these day Van's comes up in a slash sell market one has the funds rather than buying at the top of the market because these people have lost their jobs theres a big world out there and rather than call me negative some of you seriously need to get out of your bubble worlds
