  1. Okay. My poor understanding. When I said repair, I mean to fix something broken, or something needs to be replaced. Like the brakes, battery, etc. MOT, service and pdi will do. I just thought these are not called "repair" to me. MOT and service are not expensive, so I do not dare to ask the local garage to give me anymore discount. I just think they need that price to do it to keep running.
  2. Great. I just told the agent I will go pass this one this afternoon because the landlord insisted 10 years lease + 12 months deposit. It' non-negotiable to me. Will try to get lower price next time when I doing the repair job. I just got a Mini delivered this morning, but looks like there is no repair needed for this little car. Have to wait for the next car.
  3. Not true, mate. I just don't have the ability to make it profitable from day one! And some of the prices I can't avoid to pay, like the crazy motor trade insurance price, the 12 months security deposit from Mr landlord, etc, etc. Those are something I can't control. Great, advise!   5. This school term just over today. I am planning to go somewhere for about 10 days with my family. So, I am afraid I won't be able to arrange any view if customer call.   6. Regarding the restaurant thing. I used to own a Mexican restaurant. It's selling average 400+ meals a day. But I can't ever make myself a decent burrito, I can't even call out all the dressing and ingredient name. I did contact McDonald UK office and submitted an application to open a McDonald for real. But I finally give up the application because of the training and the opening processes takes too long time, and a 20 years commitment required. And, the margin actually very low as you can see their meal's prices are low. The true is that not all the McDonald's making money. Sorry, for my poor input! Forgive me if I say anything let people feel offended or feel false. I want nothing from here but learning only. This forum give me almost all the knowledge about car business I need. Thank you very much.

  9. MrV, thank you for your advice. The 3 cars now become 4 cars as I just have one more delivered this morning. They are prepped (except the new arrival one) but they are all not on the market, no advertised yet. So not sold at all. I am here to post what I am doing, just because I really have no experience in the field. For a garage setup, I just naturally feel this is part of car sales business. I want this garage just because I want a car repair department in my company to service my cars well and quick in the near future. Not because I want to run a garage to make money. I am not good at business obviously. In fact, I do all these, just exactly because I am not good at business. Every move is clumsy and folly as you can see. So, I never thought I can successfully run a garage. Nothing really struggling. I just never rent a commercial property here, so asking for advice. I have no idea how to make it a success. Or, maybe I don't have to make it a success, I just simply, naturally feel that I need to prepare a place for my car repairs. Dear Mates, I am so sorry for my so many stupid questions and answers! Forgive me if I said anything wrong or annoying!
  10. Thank you Rory. It has a break clause at the end of the fifth year subject to serving a 6 months notice. This is a full repairing and insuring lease, all on me. I do have a solicitor but looks like no need to let her review this now. I have to set a new term for the landlord to see what he said. Answer the other 2 questions: I never really calculate it. I lose a lot in some of the other businesses. Such as having a huge inventory, hiring more than enough employees, spending huge amount ads fees, etc, etc. It just too many times! It just runs out paper if I try to write down all of them. Cantonese is my first language. I can also speak Mandarin. Okay, now I know. I won't sign this lease. Will try to negotiate the new terms. Otherwise, I will walk away and search another one.

  14. Just found the garage lease agreement in my email inbox. Is it a normal practice for the landlord to ask for the security deposit as the equivalent of 12 months rent?
  15. This is actually a good idea! But the problem is that the sales price of the high quality fully sorted machine would be almost the same as the other several existing machines altogether.   16. Thanks. You guys are amazing! I do have two companies registered already. Maybe I could use the second company to ren the storage unit. That storage unit ratable value £13K, so it' less than the £15K threshold. I just naturally think the garage is part of the car business. It's like a repair department in the dealership. I just feel there will be so many small repair jobs ahead. So I try to set up one beforehand. This could be a mistake, but I have to try.
  17. The current rateable value is £5,300 only. I think it's considered low already. I think the property size figure should be 1,400 sqft as the mezzanine and office also count. Even though only the ground floor 800 sqft makes sense to me. Thank you AD. Your experiences are very valuable! I hope I could get the relief on this one since the garage premise most likely will settle faster than the storage unit.
  18. Good point. But it looks like a new business doesn't have any benefits for relief. But if the property's rateable value less than £15K will qualify for relief. The problem is that I also in the process of renting another unit at the same time to store the cars. This may make me not qualify for the relief. I have to discuss with the local council.
