The aim is to have a unit that can take 12 cars with parking for 3 outside and enough room by the roller shutter to do the dry valet tasks inside. 

I reckon it would be easier to find a needle in a haystack but we can dream

Walls yes, floor no. That area is solely for pictures with all year round continuity  :) 

I’m fortunate I can store 20 cars inside, but I certainly don’t want to pay to cover that area with epoxy. It’s just a storage :) I’m gonna work of my offices next....

It’s 3389 ft’’ Squared, rent is 13k no VAT and it’s under the rateable value.

That's a bargain Simon and I have to say I am a little envious - MOT on your doorstep (presume you use the one on your estate).  Cracking little unit, plenty of lighting (I know you fitted it) and a nice office/loo?

Do you meet your customers at the unit now or at home or both?

I meet all my customers at the unit, it’s nice to have the separation from home :)

Agreed, I have had a few nasty experiences at home over the years, a few rucks with punters and neighbours with Police involvement....I'm not a fighter but I stand my ground.... Anyways the sherberts can change a man, easily done.....

I also think a premises gives you more power, its your domain, your pad, you don't feel like a doorstopper..... I have nothing against doorstoppers, becuae I am simply a doorstopper through and through who just has a unit..... ;)

If you are the sort of bloke who likes a shed (I'm not).... But, I do like my unit, so if you are a shed man, get a unit...... a shed mans Heaven.....
